The EPIC Holdings LLC Site (“Site) is an active commercial facility with an approximate building footprint of 125,000 square feet on an approximate 15 acre parcel of land. The Site is occupied by several tenants which includes three sports recreation spaces available to rent or for use by the public. These three separate spaces include an indoor soccer space, gymnastics academy, and another area that includes baseball batting cages with additional indoor recreational spaces for children’s parties. Along with these commercial recreational spaces, the building is occupied by several other small business tenants.
The Site building was a former manufacturing facility that was converted to commercial space by a previous owner prior to 2003 when the current owner (EPIC Holdings LLC) purchased the property. The Site is located in a low density population area and is approximately 500-1000 feet west of the Hudson River. Residential properties boarder the Site to the west and southwest as well as across the Hudson River to the east. To the south the Site is bordered by an approximate 15 acre parcel of undeveloped land.
The Site was referred to the EPA Region 2 Removal Action Branch to conduct a Site inspection and assessment related to the improper staging of asbestos containing waste material in exterior and or publicly accessible spaces.
